The news of St. Pete’s wonderful winter weather spread fast, and now there is a large migration of people between November and April. These “snowbirds” flock to the area to spend the holiday season at the beach in sandals rather than in the cold and snow. Locals will notice an increase in traffic and larger beach crowds - but most welcome back their 2nd home/ Snowbird neighbors with a smile!
Rainy Season/Hurricanes
St. Pete’s subtropical weather is beautiful and sunny most of the year - but certainly has some wet, windy days with the occasional tropical storm or hurricane. The area’s rainy season is June - November - but June/July typically has heavier rain and storms. In comparison to the panhandle and the rest of Florida - St. Pete is a lower hurricane risk and hasn’t had a direct hurricane hit since 1921. But certainly, residents should be prepared. Most condos and homes have storm shutters or impact-resistant windows, and roofs are built with high winds in mind.
Humidity
Being surrounded by the warm waters of the Gulf and Bay - St Pete tends to experience some intense humidity. Mostly during the summer/rainy months - May through September. Temperatures will feel hotter than measured, and the air can feel thick. So if you have curls or finicky hair - plan to embrace the new fluffy look of humidity hair!
Alligators
It is likely you’ve heard of a ‘Gator’ story in reference to Florida. These prehistoric-looking reptiles are common in the area and love the fresh and brackish wetlands throughout the state. Even though you’ll likely see an alligator in local park ponds - the Florida Fish and Wildlife Conservation Commission says the odds of being seriously injured by an unprovoked alligator is only about one in 3.1 million. Red Tide
Most years, the Florida Gulf Coast experiences red algae bloom from the microorganism - Karenia Brevis. It is sporadic but typically occurs in the hot summer months. It causes a red discoloration of the surface water and can be a bit stinky. During severe blooms - it can cause breathing and skin irritation if you are close by. The Florida FWC monitors blooms and helps manage marine life that might be harmed by the algae.

If you love Mexican food, we found an awesome place in St. Pete Beach called Grand Hacienda, and we wanted to share a little video with you. So we went to the Grand Hacienda that is in St. Pete Beach. They also have another location right outside the Tyrone Mall in St. Pete, which is also really convenient. This one in St Pete Beach, is smaller and not updated, but it was still really good.
We had really nice service, the food was good. I always get the same thing when I go to a Mexican restaurant, but they have a super large menu with several options to choose from. Here's our chips and our margaritas and our tacos.
It's right across from the beach. So after you eat, you can stroll across to the beach and watch the sunset, which is really nice. We had some awesome cheese dip and some tacos and some fresh warm chips, couple margaritas.

Buya Rama has a really cool, casual atmosphere. There is indoor and outdoor dining. As you can see here, there is a full bar. They have beer, wine, and liquor.
We actually enjoyed a couple of Old Fashioneds and they were really yummy. For lunch, I got the, let's see, the pork belly ramen. I actually got the dinner size and it was really good. I always get that. I've been curious about the crispy duck, and they actually let me have a little sample, and it was to die for. It was so good, so I'm gonna get that next time. I've also had the mushroom ramen and it's really good.
Again, we got the full dinner-sized portions. They also have some lunch specials, so it's half that portion that you see right here, and then you get another option off the menu. They have some great spices and sauces that you can add to your ramen, which is really good, and the outdoor patio is pet friendly, which is really nice. So you can bring your fur baby.

It had pretty good reviews, so we stopped in for dinner one night on our way to the beach.
We don’t really like being food critics but want to be candid about our experience, so here goes …
Is it a cozy little place with limited seating, warm and inviting. But, unfortunately, our meals were disappointing. The soup was pretty good, but the salad was nothing special. To us, the salad dressing was too strong with too much vinegar. The bread was okay but seemed more like a mass-produced bakery good than something made in-house.
The main entrees were the biggest disappointment. I had spaghetti with marinara sauce and Italian sausage. Cindy had spaghetti carbonara. The Italian sausage was very bland and had almost no flavor. Cindy's carbonara was very runny and did not have a traditional rich cream and cheese sauce.
It may be too far to go if you're in Madeira, but we must prefer Caesars in Clearwater Beach or Forlini's in the heart of Clearwater Beach.
I guess we'll have to try out some other talion places closer to Madeira Beach :-)

Hi, this is Jami McAfee with the My Florida Coastal Team, and I'm here today 'cause I wanna share with you one of my favorite restaurants in St. Pete Beach, Rick's Reef. Rick's Reef is a great, casual, fun restaurant in St. Pete Beach.
They have breakfast, lunch, and dinner. The lunch items are available at dinner as well. There's indoor and outdoor dining which is wonderful. It's always nice to sit outside when it's nice outside. The outdoor area is dog friendly as well.
The restaurant is located just about a block from the beach, so it's nice after you get done eating, you could just walk straight over to the beach and take a little stroll.
The specials that they have are so good. My two favorites are, on Monday nights, they have fish and chips and then Friday nights is the fried catfish which is excellent.
They aren't specials, but I also love the coconut shrimp and the fried grouper. So if you're in St. Pete Beach, please check out this wonderful restaurant.

There were 321 condo sales for St Pete beach in 2021 at an average price of over $470,000. This was the most active year in the last 10 years. Below is an overview of what we think are the important aspects of what happened in the St Pete Beach market. In our summary at the end, we also attempt to give you an idea of what this might mean to you as a condo buyer.
Number of Sales
There were a record-breaking 321 condo sales in St Pete Beach in 2021. This is 40% higher than the prior 9-year average of 228 condos sold per year. This is 15% higher than 2020 when 280 condos were so sold. There has been much discussion about the extremely low inventory of condos in our area which is absolutely true. Average Sale Price By Year
The average sale price for a condo on St Pete Beach has risen dramatically from about $266,000 in 2012 to over $470,000 in 2021. This represents over a 6% annual compounded increase in condo prices over the past 10 years. One of the implications of this dramatic rise in prices is that Competitive Market Assessments that base offers only on “comparable” sales are not really really good tools to make offers in this market. This kind of analysis points to where the target was in the past, not where it is now, or where it is going.
Days On Market (DOM)
This high level of buyer demand has also accelerated the timeline for condos moving from being listed for sale to when they are under contract. The average days on market in 2021 for condos on St Pete Beach dropped to just 31 days or about a month. As shown in the graph below, condo sale prices varied dramatically by the number of bedrooms. Two-bedroom condos have long been the most popular configuration on St Pete Beach followed by one-bedroom units. Two-bedroom units had an average sale price of $475,000 in 2021. As we saw above, there were a record number of condo sales in 2021. The issue is we just have record levels of competition for what is for sale!
"I'll make a low offer and negotiate ..."<br />While many buyers have done this successfully in the past, unfortunately, this strategy no longer works! Sellers know there is high demand, and as we saw in the Days On Market, and Sale Price To List Price sections, the numbers bear this out. Sellers will only consider the most aggressive and serious offers.
"I'll find something first, then I'll get the paperwork ready ..."<br />Again, this strategy no longer works! Condos are selling very quickly, and if you are not ready, someone else will be and they will get the condo. As we mentioned above, sellers will only consider the most aggressive offers. Price and Terms matter.
So How Do I Win?
Based on dozens of closed sales in this new market by our team, these are the steps we think will give you the best chance of success:
Work With An Experienced/Knowledgeable Agent - More than ever, this is the time to work with an experienced and knowledgeable real estate agent. One that knows the ropes and can help you prepare and negotiate a successful offer.
Do Your Homework/Be Prepared - Invest the time to prepare for your condo shopping journey. An experienced agent can help you prepare and warn you about potential pitfalls.
Pay Cash or Use A Respected Local Lender - Sellers want to minimize contingencies and avoid pitfalls. If you need to use a lender, you are almost always better off with a local lender. It is our experience that out-of-town banks just do not know or understand Florida condos and local issues. We’ve seen this lead to lengthy delays, or worse yet, failed deals. Again, a knowledgeable local agent can help you choose a local lender that has local credibility and knowledge to close a condo loan.
React Quickly - Things are moving quickly in our market and you’ll need to be available and willing to more quickly to be successful.

There were an amazing 246 condo sales in Clearwater Beach in 2021. This is 50% higher than the 10-year average of 160 condos sold per year. The next highest sales year in recent history is back in 2017 when 188 condos were so sold. Thai Star is located on Gulf Boulevard, just north of where the Tom Stuart Causeway comes onto the beach. So it's a very convenient place to get to.
It's in a little shopping center. It's just a few blocks north of the Ocean Sands condos which are at the end of Tom Stuart Causeway. And it's right across the street from the Sereno Condo, literally right across the street. And it's just south of Madeira Towers.
It's a small cozy place and it's nicely appointed. It doesn't seat a lot of people. That's one of the reasons we did take out that night. There's also a small bar area to the left, where you can have a drink or you can eat if you're by yourself.
It's got a great selection of beer and wine to choose from. And it's got a nice Thai menu, pretty full, and it's also got daily specials. All in all it's just a great place to eat. We really enjoy the food there.

The pools are going to be the same, but they're adding cabana-type pavilions for picnics and also adding grills. They are going to add more dog walking trails. They are also extending the existing ponds, add a new pond. The pond they are adding will be near the Magnolia clubhouse.
At the Oleander Clubhouse, they are building a two-story building with a gym on the second floor. In the Magnolia Clubhouse, they are redoing all the conference rooms, all the meeting rooms, and the auditorium. There will even be a cafe with coffee and danish and snack-type foods.
For more active recreation, they are going to add pickleball courts and redo the tennis courts. They are also adding new badminton areas. They're going to have Bashi ball areas. Have an RV? You are in luck! They're going to extend the RV boat parking area.
It's just going to be fabulous! It'll take a couple of years to get done. But it's nice to know that they're updating Five Towns to keep it up to date for the active 55 plus lifestyle that active seniors have come to love.

If you love nature and you love being outside, this is the perfect park for you. <br /><br />You'll find several covered pavilions and benches to sit and relax. And right before you get into the main playground there are a few swings for the kids to enjoy. The main playground right before you go onto the trails, it's not really big, but it's really cute.
It's different from a lot of the other playgrounds that we come across in Pinellas County, it's really rustic and it's kind of a nature theme. There's a treehouse with two slides coming out of it. And then there is a cool little obstacle course for the kids to try. It is conveniently located next to the restrooms which every time we have been there the restrooms have been really clean and well-kept.
I would recommend putting your kids in tennis shoes though because the playground is all wood chips. So if they wear flip-flops, it seems to get in their flip-flops and hurt their feet. You'll also find a little educational exhibit right before you get onto the trails. It's also a nice place to go cool off if it's a hot summer day. Kids will really enjoy all the animals they could see and the reptiles.
There's also an aviary with rescue birds which is always really cool to see. And throughout this park, there are 13 trails and loops and I think it's around five to six miles total. We've seen so many different animals, we've seen gators, we've seen snakes, we've seen turtles, birds, raccoons... But make sure you bring lots of water during the summer because the trails get really hot.
All the trails and boardwalks are really well-kept and clean. It does cost a couple of dollars to walk onto the trails. I think under three, the kids are free and I think it was just a couple of dollars for adults and children that are older than three, which is a good deal.

Edgewater Park is a really pretty park in Dunedin Florida. It's located on the water right at the Dunedin Marina.
It's a smaller park but still very enjoyable. There are two playgrounds, and the larger one is a little bit better for the smaller kids. Also, the larger playground has been updated fairly recently and has tons of activities on it and it's well shaded which we really like.
You'll also find several swings and there are a couple of baby swings and then located right next to the swings is a cover pavilion that looks out over the Marina which is really pretty. There is a lot of grassy areas to play in. So you bring a ball to kick or play catch or just lay down and relax and there are several trees again, which was really nice. You also find clean restroom facilities, sidewalks to walk around the park.
And located in the park there's a cute little gazebo that can be reserved for weddings and other functions.
And if you're hungry after walking around and playing, we did find a cute little restaurant called 'Old Bay Cafe and Dunedin Fish Market. It has some really delicious seafood and some great views of the Marina.
There are also a lot of festivals that go on throughout the year which I think would be really cool to check out.
