People often ask us to compare the markets compare for beachfront condos for sale in Florida.
So we pulled market numbers for beachfront condo sales for Florida Gulf Coast condos sold in 2021 for three popular markets: Clearwater Beach, St Pete Beach, Longboat Key, and Siesta Key. All of these areas have beautiful oceanfront condos for sale in Florida.
Below are the unit sales for beachfront condos in each market. As you can see on the top line of the graph, Longboat Key consistently has the most sales of beachfront condos for any beach in the nearby area.

As was the case in a lot of our Gulf Coast markets, 2021 was a record-breaking year for St Pete Beach condo sales. There were 321 condo sales for St Pete beach in 2021 at an average price of over $470,000. This was the most active year in the last 10 years. Below is an overview of what we think are the important aspects of what happened in the St Pete Beach market. In our summary at the end, we also attempt to give you an idea of what this might mean to you as a condo buyer.
There were a record-breaking 321 condo sales in St Pete Beach in 2021. This is 40% higher than the prior 9-year average of 228 condos sold per year. This is 15% higher than 2020 when 280 condos were so sold. There has been much discussion about the extremely low inventory of condos in our area which is absolutely true. But as you can see from the graph the low inventory is a function of extremely high buyer demand not lack of sellers.
The average sale price for a condo on St Pete Beach has risen dramatically from about $266,000 in 2012 to over $470,000 in 2021. Below we go over some of the most important details of what happened in the Clearwater Beach market and attempt to give you an idea of what this might mean to you as a condo buyer.
There were an amazing 246 condo sales in Clearwater Beach in 2021. This is 50% higher than the 10-year average of 160 condos sold per year. The next highest sales year in recent history is back in 2017 when 188 condos were so sold. There has been much discussion about the extremely low inventory of condos in our area which is absolutely true. but as you can see from the graph the low inventory is a function of extremely high buyer demand not lack of sellers.
The average sale price for a condo on Clearwater Beach has risen dramatically from about $400,000 in 2012 to over $800,000 in 2021. This represents over a 7% annual compounded increase in condo prices over the past 10 years. As you can see on the graph, recent increases in price are more dramatic than ever.

...Condo sales prices on Clearwater Beach vary dramatically depending on location, water views, age of the building, upgrades, amenities, and many other factors. We created the chart below to give you a ballpark idea of how Clearwater Beach condo prices vary by water views and the number of bedrooms. The Intracoastal condo prices are in light blue, and the Beachfront condo prices are in dark blue.
As you can see in the above graph, the sale price varies dramatically by view. The Intracoastal condo prices are about 30% to almost 50% lower than beachfront condos. The other big factor is the number of bedrooms. One-bedroom units, on average, are about 30-40% lower than two-bedroom units with similar water views. And three-bedroom units are around twice the price of two-bedroom condos.

Below is the average price trend for residential properties in Pinellas County for the past 10 years. The bar for 2020 is as of August 27, 2020. For the Second Quarter of 2020, the average Continuous Days on Market (CDOM) for the greater Tampa Bay area was a very short 30 days. What that means is from the time the property was first listed to when it went under contract, was only 30 days.
For the Second Quarter, the Sale Price was a record high 99% of the current Listing Price in the Multiple Listing Service (MLS). This is a 10-year record high.

...St Pete Beach had another strong year for condo sales, with 229 condo sales in 2018. This is the second highest number of sales in the past 10 years. Average prices were also up about 5% over 2017 and about 8% over the last 5 years. Average days on market was also the lowest in five years showing continued high demand for condos in St. Pete Beach. ...As with Clearwater Beach, 2018 was another banner year for condo sales on the Middle Beaches of Pinellas with 586 condos sold. This is about 7% higher than the 550 sales in 2017, and a whopping 30% higher than the historical average. The average sale price was $490,000 which is up 6% from 2017. Condos and townhomes represented 80% of the property sales in the Middle Beach area in 2018 with single-family homes at only about 20% of the market.
...2018 was another banner year for condo sales on Clearwater Beach with 445 condos sold. This is higher than the 437 sales in 2017, and also about 20% higher than the historical average. The average sale price was $539,000. Condos and townhomes represented 86% of the property sales in Clearwater Beach in 2018 with single-family homes at only about 14% of the market.
The most sales were in Sand Key with 40% of the sales, and Clearwater Beach Proper with 35% of the sales. Island Estates had 108 condo sales or about a quarter of the condo sales volume.
The average sale price for a condo on Clearwater Beach in 2018 was up 4% over the 2017 average of $517,000. The ...
2018 was another busy year or year for real estate and condos on Sand Key. There were a total of 185 condos sold for an average price of $616,000. The $616,000 price mark is the highest average price in recent history. Due to low inventory, the average days on market was just 133 days. The average sale price was 96% of the list price. Sand Key condo sales represented 41% of all the sales in the Clearwater Beach 33767 zip code in 2018.
As shown in the graph below, the average sale price for condos on Sand Key has risen to just over $616,000 in 2018. This is 8% higher than the $573,000 average in 2017. The five-year price increase trend for Sand Key condos is a little over 5% per year.
Sand Key condos had an average time on market of just 106 days in 2018 or about 3 1/2 months. As you can see in the graph below this is much lower than it was just a few years ago, indicating high demand.
2017 was a banner year for condo sales on Island Estates. There were 129 units sold which is the second highest number in the past 10 years. Only in 2015, with 135 sales, were there more condo sales. The average sale price of $350,000, was also the highest it has been in recent history and was 13% higher than in 2016. Average days on market was 138 days, or a relatively low 4 and 1/2 months.

As shown in the graph below, the average condo sale in 2017 on Island Estates went for $350,000. This represents an upward trend of almost 8% percent per year since 2012.
Almost half of the condos sold on Island Estates in 2017 ranged in price between $250,000 and $500,000. About a quarter of the sales were under $250,000, and only about 20% were over half a million dollars.
...2017 was a busy year for real estate on Indian Rocks Beach. There were 139 condo sales during 2017 which is the highest number in the last 10 years. The average sale price for an Indian Rocks Beach condo in 2017 was $432,000 which is about on par with the $444,000 average in 2016. With low inventory, average days on market was only 83 days, or less than 3 months. This is less than half the 190 days it took back in just 2014. Condo sales prices averaged 97% of the listing price, again reflecting the high demand and low inventory of condos in Indian Rocks Beach.
